The Ahmedabad-Dholera expressway is reported operational since March 2026, 109 km, greenfield, access-controlled, by NHAI, cutting travel time to Ahmedabad to around an hour.
Rail
The Ahmedabad (Sarkhej)-Dholera semi high-speed rail was CCEA-approved on 13 May 2026 at Rs 20,667 crore, 134 km, targeted 2030-31 (PIB 2260624). A Bhimnath-Dholera freight link to the Western Dedicated Freight Corridor was approved by the NICDIT board on 21 September 2021.
Air
Dholera International Airport is reported about 80% complete, targeted September to October 2026, a joint venture of AAI, Gujarat and NICDC.
The verification every buyer should run
Dholera is a regulated, planned region, so due diligence is specific, not generic. Before any payment on a plot, confirm five things. One, the town-planning-scheme status and the Final Plot number of the exact parcel, matched to the survey number. Two, non-agricultural status, which applies automatically to land inside an approved TP scheme but not to raw land marketed as being "in the SIR". Three, the GUJRERA registration of any plotted development, checked live on gujrera.gujarat.gov.in. Four, a clean title chain: the sale deed, the mother deed, a 30-year encumbrance certificate, the 7/12 extract and up-to-date tax receipts. Five, the promoter's actual delivery record, not its marketing. If any of these cannot be produced, treat that as the answer.

Read the tags as a confidence meter. A green figure is something you can plan against today. An amber figure is credible but worth confirming before you build a decision on it. A red figure is a claim we are showing you so that you can recognise it, not one we stand behind. When two sources disagree, we say so and show the more authoritative one rather than averaging them into a number that is nobody's actual figure. The point of all of this is simple: you should be able to act on what you read here, and check any of it yourself, without wondering whether a number was quietly invented to make the picture look better than it is.
